    Complainers are people who question how you “do business”. Trust me, I have had no time to “whine” over the last 3 years. However, I have had time to look at an industry that needs tremendous overhauling. Very few people are in a position to buy homes for cash, etc. Because of the untenable position we are placed in — can’t buy one without the other. Whining — NO — SPEAKING OUT — YES!

    Thats right, buy flood coverage no matter where you live. I believe that the statistics show that over 50% of all flood losses occur in low hazard flood areas. You need to make your own decision and live with it. We’ve had flood losses happen in areas miles inland from the Gulf of Mexico from intense summer thunderstorms that drop so much rain it can’t run off fast enough and backs water into homes, thats a flood. And by the way, the flood program is run the NFIP through FEMA, and yes just had to be bailed out to the tune of about 18 billion dollars because they can’t run an insurance program properly either, can you say “Citizens Insurance” in Florida.

    Actually, only about 30 percent of insured flood losses occur outside of special flood hazard areas. Still an incredible amount.

    Who said you have to buy a home, rent and forgo any tenant homeowners coverage. Again, there is nothing that requires you to maintain any type of insurance. You can make other arrangements to house yourself, transport yourself etc. Put your money where your mouth is, don’t pay any insurance company anything!

    It’s sad that an industry can constrain my choices — I would have to “rent” and not own. I guess that’s my only choice, since mortgage and insurance go hand in hand. Quite a bit of collusion there don’t you think. The recent sub-prime debacle is more than enough evidence of an industry that cannot police itself. Of course, all those poor idiots also were paying premiums — I guess the right of home ownership is rescinded, when you question the connection. Either you accept it, or you just don’t own a home! Interesting.

    Give it up people. This individual is an expert in our industry and knows the answers to every question. As long as the answer is the one the government in Florida passes out as fact. You can argue facts or knowledge all day with people who think insurance companies are a scam and it won’t do any good. The fact that 99% plus of all claims are handled with out fuss means nothing. Let this person fester and hate companies. Facts won’t change their mind. They only feel that insurance companies are evil.

    I have no idea where you get the insurance industry is tied to the sub prime problem (again people blaming others for their own choices). But to be clear, I didn’t say not to own a home, just plan and save to buy something outright, it could be a $20,000 single wide up to a coastal mansion, but that’s your choice. If you don’t want the cost that go with home ownership, just rent and avoid the mortgage, taxes, insurance etc. The insurance industry doesn’t constrain your choices, you do. You don’t have to live on the coast, on the golf course or anywhere else in particular, hell, do what my sister does and become a full timer in an RV! Just don’t blame any industry for your own personal choices that they don’t control.

    I think BDJS5 took a blow to the head right before spouting off and demonstrating how little he knows about the topic. Once again in California, despite widespread damage every year, most homes are underinsured. Would that be the case if banks and insurers colluded? No. Banks take it in the shorts when 500 homes are destroyed and 75% are underinsured. In fact if banks and insurers worked together BDJS5 WOULD HAVE HAD FLOOD INSURANCE since the bank would have required it. The best way for BDJS5 to really stick it to the industry is to not carry insurance. I’ll go one step further – if a fool like that came in my office, I’d send him where he belongs. Down the street. Remember, insurance is voluntary. For both of us BDJS5.
