    THERE ARE FOUR STAGES OF DENIAL FOR NOT BUYING EQ INSURANCE. 1. IT WILL NOT HAPPEN TO ME. 2. IF IT DOES HAPPEN, IT WON\’T HAPPEN TO ME. 3. IF IT DOES HAPPEN TO ME, IT WON\’T BE THAT BAD. 4. IF IT HAPPENS TO ME AND IT\’S BAD, THERE\’S NOTHING I CAN DO TO STOP IT ANYWAY. ALOHA.

    This is the very reason we brokers need to stay away from cheap *** clients. They will needle you down to death on getting the worst coverages, then when a claims hits, they will call their attorney and take you to the cleaners.

    I still find it amazing at how many people are totally unaware that their Homeowners or Business policy does not include coverage for earth movement or flood. Do agents purposefully not mention policy exclusions? It is a natural cross-sell opportunity.

    90% wouldn\’t buy it of you offered it to them. They always say \”well that never happened to me before.\” Client\’s tell you the most asinine things, yet they would take you to court for their own stupidity.

    I agree. I hear all kinds of excuses but the primary one is \”too expensive\” and I have to admit for people in most parts of So. Calif it is extremely expensive. The one I love is the \”why buy EQ or Flood insurance? If we have a disaster the Govt. will step in and give me money and low interest loans\”.

    Then, when that doesn\’t happen they sue us.

    the thing we do in our agency is have people sign a simple refusal. most see it and say i did didn\’t i a few might try to take you to court, but so far it has held up there also. no matter what you do, a great number of people only have selective knowledge.
    you wiped out the email address and your back didn\’t work again

    I have them send me an email specifically stating that they are declinin coverages that I recommend. I can\’t tell you how many people are hesitent to do so. Just had one come in today, took him a whole week to write to me to decline. When you make them put it in writing, they are hesitant to decline. I have had some people back off and say \”just go ahead and add it.\”

    However, having said all this, I have never been through a dispute. How did your turn out, did they hire counsel and take they take it to the DOI or to court?
