Flood insurance is a joke. It’s nothing more than socialized insurance for an otherwise un-insurable risk. Why do you think places get labeled as “flood plains”? Used to be a “heads up” to not build there because it will flood, just a question of when. It’s more a probability of loss than a risk. Why would anyone insure for damages that are sure to occur? Floods aren’t like tornadoes or other disasters that hit at random. But as usual, the #1 enemy of all humans, themselves, ignore the signs for sake of convenience. The result? Billions of dollars wasted annually to pay for flood damage. Hello? DON’T FREAKIN’ BUILD THERE.
