    Our client has a brand new roof on a brand new home. The first rain and wind storm occurred within two months of moving in to the home. The roof came off. Age may not be a reliable predictor of future damage.

    A very comprehensive study of a difficult problem. I agree that even homeowners not conscious of an incentive as noted will often make an underestimation of several years. Your statistics bear this out and really show the depth of the underwriting challenge here. I wonder about the cost of obtaining building permit data and of integrating this into the process.
