    There is no doubt the roofing industry is changing and given the potential for positive uses of the billions of square feet of ‘real estate’ in our cities they represent this is a good thing. Lightweigth, low maintenace, extensive green roof systems have been used for more than 30 years and are designed to drain water from waterproofing membranes. Lightweight engineered growing media support plants but drain readily. Drainage layers and root repellant layers are designed to shed excess rainfall and protect waterproofing systems over the long term. The benefits of green roofs are numerous and include waterproofing protection from hail damage, ultra-violet radiation, temperature fluctuations and mechanical damage. These factors typically double the life expectancy of waterproofing systems when properly designed and installed. Over the past seven years our members have developed four core training courses on green roof design, insatllation and maintenance that have allowed more than 300 building industry professionals to obtain the GRP accreditation – Green Roof Professional. These individuals have demonstrated knowledge of best practices developed through consensus by multi-disciplinary industry experts.The GRP accreditation, coupled with standards are tools that the insurance industry can use to help manage risk in this rapidly growing sector.

    “Still another is what’s called a thermo-set plastic roofing” . . . this is actually thermo-set elastomeric roofing. EPDM (ethylene propylene diene Monomer)is a synthetic rubber that is cured by heat and pressure and formed into large sheets. It is installed in three formats (adhered, mechanically-fastened & ballasted) in the field. Seaming is accomplished by aggressive double sided tapes.

    Vegetative roofs have significant advantages over conventional, exposed systems where the waterproofing membrane is protected by the growth media & plantings from harmful UV radiation. Drainage is metered to not exceed the storm water systems in many older cities. These systems have been used for decades throughout Europe and North America but are more recently recognized for their “green” attributes.

    Educational programs are offered by the National Roofing Contractors Association, Green Roofs for Healthy Cities (GRHC), RCI, Inc. (an international association of professional consultants, architects, and engineers specializing in roofing & waterproofing) as well as many roofing materials manufacturers.

    You may find that your deductible amount exceeds the total damage costs. If so, there’s no point in filing a claim. It wastes your time, the insurance company’s time and the adjuster’s limited and valuable time. Depreciation can be another obstacle on the settlement board. Many insurance companies have a depreciative clause written into policies that deduct for older and already-failing materials. This is common with roofing materials. Insurers might ask the claims adjuster to calculate the age of your roof, the condition prior to the storm damage as well as the type of materials and how you’ve maintained them.
