    If every one in USA was required to buy quake…flood…brush area fire…wind then the rates would drop like a rock

    yes in Ca you need a 10% ded for quake

    On Coast 2-5% wind & flood ded depending on how close to ocean

    in certain fire areas 5% ded

    this way everyone is covered but people who elect to buy homes in high hazard areas must pay larger ded s

    the Feds could then offer excess cat cover over $10 billion and give the Fed aid by way of reinsurance

    just an idea

    Most people unfortunately like playing the game…….they don\’t want to pay a dime more for insurance than they have to, go against any recommmendations that we as brokers make, then when something happens, they go crying to their attorney that we didn\’t offer them coverage.

    And how many of you agents out there have the insureds sign a rejection form when (and if) you offer / suggest flood insurance?

    And while we\’re at, How many agents recommend flood coverage outside the SFHA\’s where most lenders don\’t require the coverage?

    I used to bring up flood to everyone, but not one took it unless they were forced to. Even the ones who are forced didn\’t really want it. Your point about signing off is a very valid one, I do not do it for efficienty purposes, but want to revisit doing this considering people\’s attitudes as of late. However, I wonder if that will ever stand up in court, don\’t you realize the culture as of late is that people want everyone else to pay their bills!

    In General you can sum up todays society as irresponsible, lazy and litigious, thanks to the attorneys advertising that they can hold someone else responsible if you are wronged in any way. If there is anyone that really is not aware that you can buy a flood policy, I wonder why they have not read the homeowners policy that tells them it is not covered and to get it seperatly. Yes my office makes everyone buy flood coverage or reject it, even in low risk zones. Do I think it will keep me out of court, HELL NO. not as long as bottom feeding attorneys represent irresponsible lazy people that think I should somehow be responsible for them being to cheap to buy the proper and suggested insurance coverage. I will probably be sued just because they can, will this piece of paper be my salvation? I\’ll let you know. The flood program has been around for decades, what do poeple think it is for? Who alive today that is an insurance customer, did not see the flooding with Katrina? If they did not go buy flood insurance after that they have NO ONE to blame. They have been warned. Suck it up or live with the consequences, I do not feel that welfare should come in the form or a check for your irresponsible attitude, you were given the chance to buy flood coverage and felt it was too expensive. Be honest did you really think it was covered in your homeowners policy you were you to cheap to buy the extra coverage? I can sleep at night knowing I offered it, and I can sleep at night knowing you did not buy it, How are you sleeping?????

    I sent a letter advising my clients they did not have flood and offerred the PRP to those who qualified. I sent out a quote with pre-payed envelope and believe it or not I wrote over 100 new policies in a 45 day period. Timing is everything… the letter went out right after Hurricane Katrina hit.

    I think it\’s our obligation to educate our insureds about the availability & low cost of the PRP policy.
