as an agent writing flood insurance in a FEMA flood mapped community, I can assure you that their flood maps are a complete joke. their maps would have you believe that contour lines don’t mean water runs downhill.
You are not kidding. Even the revised maps are out of date while the ink is still wet on them. Of course if you live near water and flood areas you should consider getting flood insurance anyway. If this were my community I would buy preferred risk flood now while it still hasn’t been officially zoned as a flood area so you can get grandfathered in to the lower rates.
